WHY YOU NEED IT
Complete roof protection
Armus Water-borne Epoxy Primer is a required primer for use with ROOF GUARD or FLOOR GUARD EXTREME for complete roofing protection.
Armus Water-borne Epoxy Primer is ideal for use with most topcoats on various substrates. Not only does it create strong adhesion between your final topcoat and the base substrate, it also creates a waterproof barrier in your base layer, preventing water and weather damage and protecting your substrate from future corrosion. Using Water-borne Epoxy Primer can also stabilize application surfaces, making topcoat applications easier and smoother.
EASY TO APPLY
Water-borne Epoxy Primer can be applied to most porous substrates directly. It is suitable for applications subjected to rising damp and or sites exposed to weather and water.
DURABLE ABRASION RESISTANCE
Armus Water-borne Epoxy Primer dries quickly to form a hard, abrasion and impact-resistant coating that is non-absorbent. Its nano-epoxy formulation also creates a barrier that protects against corrosion, is resistant to acids, alkalis, oils, cleaning agents and other chemicals.
Water-borne adhesion & protection
Unlike traditional water-based epoxy primers, our primer is water-borne, meaning it provides better adhesion to a wider range of surfaces. This is important in preventing the topcoat from peeling, chipping or failing. Water-borne Epoxy primers are also more durable and resistant to chemicals, moisture and abrasion than other water-based epoxy primers.
Use Cases
Water-borne Epoxy Primer’s strong adhesion on various substrates makes it ideal for creating a waterproof base layer on your substrate in preparation for topcoats.
You can apply Water-borne Epoxy Primer to the following substrates:
- Concrete
- Cement
- Bitumen
- TPO
- EPDM
- Metal
- Roofs
- Interior or Exterior Flooring

PERMA-FLEECE (ROOFING PROJECTS ONLY)
For roofing projects, we recommend using Perma-Flash fleece for penetration points, seams, and joints. The fleece can be dipped into Water-borne Epoxy Primer and shaped around penetration points. -
Armus topcoats
Thermal Guard Roofs, Roof Guard or Floor Guard Extreme are our 3 favored topcoats for Water-borne Epoxy Primer.
Topcoats should be applied 48 hours after application of Water-borne Epoxy Primer after ensuring moisture content is less than 4%.
Surface prep
- Wear protective gloves & gear before applying.
- NEW ROOFING SUBSTRATES from cement and new masonry should have cured for more than 4 weeks prior to application.
- Surface must be cleaned from dirt, debris, and any residue.
- Scrub away mold or mildew, or power wash if necessary. We recommend using a high-performance vacuum to clean the surface.
- Allow surface to dry completely.
- For roofing projects, ensure moisture of the roof is less than 15% prior to application.
APPLICATION CONDITIONS
Do not apply the product in high humidity conditions (>75%) or if rain is expected within 24 hours after application. For roofing application, ensure roof moisture is less than 15% prior to application.
Application instructions
- Open Part A Base. Using a power drill and epoxy mixer, mix Part A well for a minimum of 1 minute. It is composed of solids, so ensure Base is mixed until fully homogenous.
- Pour all of Part B into the Part A container. Completely mix Part A (Base) & Part B (Hardener) together using mixer for a minimum of 1 minute. Mix at a low RPM in the Part A container.
- Start with penetration points, seams and joints. Take Perma-Flash fleece and dip into mixed Water-borne Epoxy Primer. Shape fleece around joints, seams and penetration points. Allow Water-borne Epoxy Primer & fleece to dry and cure. Use paintbrush to apply Water-borne Epoxy Primer over applied fleece.
- Using a paint brush, paint any edges of your working section. You should work from the exterior to interior of your coverage area.
- If using airless sprayer, spray over application area evenly.
- If using roller, pour material and spread evenly.
- Work in sections until entire area is coated in the same manner, ensuring your spread rate is consistent across the project. Each mixture has a maximum 45-minute working time (at 77°F / 25°C).
- Allow Water-borne Epoxy Primer to dry for 8 hours between coats if applying additional coats.
- Water-borne Epoxy Primer fully dries in 24 hours, and fully cures in 48 hours.
- If working in hotter temperatures, store material in shade or in a cool area to maximize pot life.
- Once 48 hours have passed, ensure moisture content is less than 4% before applying topcoat.
