THE CHALLENGE
The Bryant Park Hotel in New York City experienced significant roof and water ingress issues, particularly around its terraces and parapets on multiple floors. Cracks in the concrete terraces and parapets had allowed moisture infiltration, causing damage over time.
Given the extent of the problem, detailed investigations into the exact sources of the leaks were not cost-effective, and previous attempts at patching or recoating with silicone-based solutions had only provided short-term fixes.
The challenge was to implement a long-lasting and comprehensive solution to stop water ingress and repair the failing roof sections, without the high costs or frequent maintenance required by conventional methods. The Bryant Park Hotel required a durable system that could address cracks and leaks in the terraces and parapets, as well as prevent further water damage.
THE SOLUTION
Armus Roof PA100 was selected as the repair system for the hotel’s roof issues. The system consists of two key components: the Water-Borne Epoxy (WBE) Primer and the Roof PA100 polyaspartic topcoat.
Water-borne Epoxy Primer: The primer provides a strong foundation for the roofing system by penetrating into porous substrates like concrete, sealing cracks and other potential leak pathways. It offers superior adhesion, creating a stable base for the polyaspartic topcoat while effectively sealing difficult areas like flashing and penetration points.
Roof PA100 Topcoat: The polyaspartic topcoat is a high-performance, UV-stable coating that forms a seamless, monolithic membrane over the roof. It is highly resistant to weathering, water ingress, and chemical exposure, ensuring long-term durability. ROOF PA100 also remains flexible enough to accommodate the building's natural expansion and contraction, making it particularly suited for roof applications.
IMPLEMENTATION
The repair process at the Bryant Park Hotel was completed in three days:
Day 1: The roof was thoroughly cleaned to remove any debris. WBE Primer was then applied around critical areas, including flashing and penetration points, to seal potential leak sources. The primer was allowed to cure for 24 hours.
Day 2: WBE Primer was applied across the remaining flat roof surface, ensuring full coverage. Roof PA100 was then applied to the areas primed on the previous day, forming the initial waterproof barrier.
Day 3: Roof PA100 was applied to the remaining surfaces, including terraces and parapets, to create a seamless, durable top layer. The system was allowed to cure for another 24 hours.
POST-APPLICATION RESULTS & EVALUATION
Following the application of the Armus ROOF PA100 system, water ingress was completely halted. The two-part system created a seamless, monolithic barrier that not only protected the terraces and parapets from future water damage but also significantly extended the lifespan of the roof.
The combination of WBE Primer and ROOF PA100 provided a cost-effective solution by eliminating the need for extensive investigations and repeated short-term repairs. The ease of application and quick curing time allowed for rapid project completion with minimal disruption to the hotel’s operations. The durability of the system ensures that the roof will require less frequent maintenance, reducing long-term repair costs. Together, these products provide a robust, long-lasting solution that addresses both immediate and future roofing challenges.
